From the first email to closing day is usually two to three weeks. We can go faster or slower — you set the pace.
Send us your address
Fill out the form or email fphmarket@gmail.com. Just three things to start: the property address, a rough closing timeline, and how to reach you.
Skip for now: interior photos, your mortgage balance, an asking price.
We visit the house
We come by for a short visit — outside and in. Usually Daniel and his brother Michael, who handles the trades side. No formal inspection, nothing to prepare, no need to clean.
Helpful if you have: recent property tax bill, mortgage statement, a rough date of any recent work.
You get a written offer
Delivered by email with the purchase price, proposed closing date, and standard clauses. The offer is good for a week. If you have questions we're a phone call away.
Our offer includes: a five-day due-diligence period. It does not include a home-inspection condition or a financing condition.
You get paid on closing day
Lawyers handle it. Funds are wired to your lawyer's trust account in the morning; your lawyer forwards the net proceeds to you the same afternoon.
What you'll need to find. Not much.
Government-issued ID
Driver's licence or passport for anyone on title.
Most recent property tax bill
For adjustments at closing.
Mortgage statement, if you have one
So your lawyer can pay it out on closing day.
Recent utility bills
Gas, hydro, water — for final adjustments.
Void cheque or direct-deposit info
So your lawyer can wire the funds to you.
Survey, if you can find one
Not required. Helpful for older properties.

You can work with your own realtor if you have one, or come directly — we're happy either way.
Book a private showing
Pick a home from the Available page and request a showing. Weekday evenings and weekends work best.
Walk through with us
We show you the home ourselves — take your time. Any questions, we'll answer honestly. Bring your realtor or come alone.

Through your lawyer or ours. We list every home at a price we intend to sell at — no hidden reserve, no games.
